Routine inspections are an important part of renting a property – for both tenants and investment owners. They help ensure the property is being well-maintained tand allow maintenance issues to be identified early.

General cleaning and presentation

A clean, well-maintained home always makes a great impression. Before your routine rental inspection, take a few minutes to work through the basics:

  • Lights – Dust light fittings or covers and wipe down light switches.

  • Floors – Vacuum carpets and mop hard floors.

  • Skirting boards – Wipe over to remove dust and scuff marks.

  • Air conditioning – Clean filters and ensure vents are free from dust.

Kitchen

The kitchen is often one of the most closely inspected areas of a home. Focus on keeping it clean, functional and fresh:

  • Stovetop and oven – Clean thoroughly inside and out.

  • Rangehood – Remove grease build-up, clean filters and check the light works.

  • Splashbacks and tiles – Wipe down and clean grout if needed.

  • Cupboards and drawers – Wipe down surfaces.

  • Sink and taps – Remove any water stains or residue.

  • Benchtops – Wipe clean and free from grease or marks.

  • Dishwasher (if applicable) – Clean inside, including the filter and drain area.

Bathroom

Bathrooms are prone to build-up and can quickly show signs of neglect, so ensure to give this area a little extra attention.

  • Toilet – Scrub and disinfect all surfaces.

  • Shower – Clean the showerhead, tiles, taps and grout. Remove any soap scum or hard water marks from glass.

  • Sink and taps – Wipe clean and free from water stains.

  • Mirrors – Use a glass cleaner for a streak-free shine.

Exterior and outdoor areas

The outdoor presentation of your rental property matters too. Before your inspection, take a moment to check your exterior areas:

  • Lawn and garden – Mow lawn and weed garden beds.

  • Cobwebs – Clear cobwebs from eaves, windows and fences.

  • Pets (if applicable) – Pick up and dispose of any pet waste. Please ensure your pets are safely restrained during the inspection.

Complete this checklist a few days beforehand to avoid any last-minute stress, and be sure to report any maintenance issues early to help prevent bigger repairs later. While it’s not required that you are present, being available can be a great opportunity to discuss any questions directly with your property manager. Remember, all areas of the property must be accessible during the inspection, including garages, sheds and storerooms (unless otherwise specified).
