The Interest Is There. So What’s Holding Adelaide Buyers Back?

Open inspections are attracting interest. Buyers are asking questions, requesting contracts and, in some cases, expressing their intention to make an offer.

But when it comes time to follow through, we’re noticing a little more hesitation.

It’s a shift we’re seeing firsthand across Adelaide’s property market, and one that reflects a broader change in buyer behaviour. After several years of strong competition, rising property values and buyers feeling the pressure to act quickly, the market is beginning to look quite different.

So, what’s changed? And what does it mean for Adelaide homeowners considering selling?

Buyers Are Still Looking But They’re Taking Their Time

For much of the past few years, Adelaide’s property market has been characterised by strong buyer demand and limited housing supply. Buyers often faced significant competition, with multiple offers becoming common and properties selling within days of being listed.

Today, we’re seeing a different approach.

Buyers are still attending open inspections and showing genuine interest, but they’re taking more time to consider their options before committing. Some are requesting contracts and discussing potential offers, only to hold off on taking the next step. Others are continuing to inspect properties, even when they’ve found a home that meets their requirements.

It’s not necessarily a lack of interest. Rather, it suggests buyers are becoming more selective about where and when they’re prepared to commit.

What’s Driving Buyer Hesitation in Adelaide?

There are several factors contributing to the change in buyer behaviour and the latest housing market figures provide some useful context.

According to Cotality’s October 2026 housing report, Adelaide dwelling values declined 1.3% in September, bringing the quarterly change to -2.7%. At the same time, the number of properties available for sale has increased considerably. Total listings across Adelaide were 50.7% higher over the four weeks ending 11 October compared with the same period last year.

For buyers, this means greater choice and less pressure to make an immediate decision.

Higher borrowing costs are also influencing purchasing decisions. With interest rates increasing throughout 2026, buyers are having to reassess their budgets and consider the longer-term financial implications of purchasing a property.

Combined, these conditions are creating a more cautious approach to buying.

Where buyers may have previously felt they needed to act quickly to secure a property, many now have the opportunity to compare homes, negotiate and take more time before making an offer.

Adelaide Property Values Are Still Higher Than a Year Ago

While the recent decline in property values has attracted attention, it’s important to consider the broader picture. Despite falling 1.3% in September, Adelaide dwelling values remain 6.5% higher than they were 12 months ago.

This is particularly significant when compared with the national market, where dwelling values were unchanged over the same period.

Adelaide has experienced substantial growth over recent years, and while the pace has shifted, the latest figures show that much of that growth has been retained.

For homeowners, it’s a reminder that short-term market movements don’t necessarily tell the full story of a property’s value.

What Does This Mean for Adelaide Sellers?

One of the clearest changes we’re seeing is the difference between attracting buyer interest and converting that interest into an offer. A busy open inspection is encouraging, but attendance alone doesn’t always indicate how quickly a property will sell.

Buyers are placing greater emphasis on value, comparing properties more closely and taking longer to make their decisions.

Cotality’s latest figures reflect this shift, with Adelaide properties spending a median of 37 days on the market over the three months to September, compared with 32 days during the same period last year.

For sellers, this means having a clear understanding of the local market is becoming increasingly important. Pricing, presentation and marketing all play a role in attracting buyers, but understanding their feedback and responding to changing expectations can be just as valuable.

We’re finding that conversations at open inspections are providing important insight into what buyers are looking for, where they see value and what may be preventing them from taking the next step.

In a market where buyers have more choice, these details can make a meaningful difference to the outcome of a sales campaign.

Is Now a Good Time to Sell Property in Adelaide?

It’s a question we’re hearing more often as market conditions continue to change. While the market may not be moving at the same pace as it was 12 months ago, that doesn’t mean sellers need to put their plans on hold.

Adelaide property values remain higher than a year ago and buyers are continuing to actively explore their options.

What has changed is the importance of having the right strategy from the outset.

Rather than relying on strong market conditions to drive competition, sellers need to consider how their property is positioned against comparable homes, what buyers are prepared to pay and how to generate genuine interest.

Every suburb, property type and price point can behave differently, which is why understanding what’s happening at a local level matters.

A Changing Market Still Presents Opportunities

There’s no question that Adelaide’s property market is entering a different phase. Buyers are taking longer to make decisions, competition has eased and sellers are having to be more considered in their approach.

But there are still encouraging signs.

Adelaide property values remain above last year’s levels and the interest we’re seeing at open inspections suggests buyers haven’t stopped looking. Instead, the way they’re approaching their decisions has changed.

For us, it’s a reminder that understanding buyer behaviour is just as important as understanding the numbers. And in today’s market, knowing how to turn genuine interest into action can make all the difference.
